MA City Seeks Contractor for Housing Repairs

The City of Waltham is seeking contractors to perform exterior repairs and reroofing of the Nahum Hardy Elderly Housing Apartments located at 51 Lake Street, Waltham, Massachusetts.

Bids are due Sept. 9.

The Nahum Hardy Elderly Housing Apartments, which provide housing to those 62 years or older, were renovated in 2017 by the City of Waltham Municipal Housing Trust.

Scope of Work

The project will consist of the removal of an existing membrane roof and reinstallation of a new roofing membrane. Additionally, contractors will perform installation of new railings, repair of the elevator lobby windows and repainting various elements of the exterior of the buildings, including exterior stucco and related wood trim, concrete masonry trim and new metal railings.

The City of Waltham is seeking contractors to perform exterior repairs and reroofing of the Nahum Hardy Elderly Housing Apartments located at 51 Lake Street, Waltham, Massachusetts.

Concrete surfaces will require repair and sealant application. The concrete repair system is to be an acrylic primer/bonding agent used in conjunction with a polymer-modified cementitious product.

Metal railings will require preparation for shop priming. Railings to be installed on exterior stairs will require preparation to Commercial Blast-Cleaning standards (SSPC-SP 6/NACE No. 3). Interior stair railings will be prepared to Power-Tool Cleaning standards (SSPC-SP 3). Railings will then be coated with a shop primer to comply with “Paint Application Specification No. 1: Shop, Field, and Maintenance Painting of Steel” (SSPC-PA 1) standards.

For installation of the roofing membrane system, contractors should apply a bonding adhesive to the substrate and underside of the roofing membrane. Where possible, the roofing membrane will be applied with side laps shingled with the slope of the roof deck. For tape seam installation, the contractor should clean and prime both faces of spliced areas, apply splice tape and firmly roll side and end laps of overlapping roof membranes according to the manufacturer’s installation for watertight installation.

Interior gypsum wallboard and plaster walls will receive a three-coat system with a latex primer and latex finish coating. Exterior stucco and wood frames will be coated with a three-coat high-build system. Exterior concrete trim will be coated with an interior/exterior acrylic high-build masonry primer and a high-build finish coat.

Approved manufacturers include: Benjamin Moore, Glidden, PPG, Tnemec, Edison Coatings, BASF or an approved equivalent.
