Contractors Needed for MO Salt Dome Roof Restoration

The Missouri Office of Administration is seeking contractors to perform roof restoration on the Kansas City Stadium salt dome located in Kansas City, Missouri.

The structure is a 116-foot-wide and 56-foot-tall salt dome that requires roof restoration and HVAC protection. The interested contractor must be able to show they have completed a “like project” such as a dome or tank that required SPF or roof coating application to be sprayed using a lift.

Bids are due May 22.  

Scope of Work 

The project will include providing labor, materials, equipment and supervision necessary to install a fully adhered roof coating system over a new sprayed-in-place polyurethane foam coating. The existing HVAC and other equipment will require protection during the coating process. The contractor will also oversee raising, resetting and protection of air conditioning equipment, ventilators and exhaust fans during coating application.

Contractors interested in bidding on this project must be a current approved BASF Team Q Applicator or a current applicator of the approved SPF system manufacturer. They must also be certified with the manufacturer of the roof coating system and must be able to provide documentation of their certification.

A minimum of three years of experience in the SPF and coatings industry is required. The contractor must complete coating applications with their own forces. Subcontracting will not be accepted.

Roof surfaces will require preparation by high pressure washing with a minimum pressure of 2,000 psi to remove dirt, oily films and residue. Concrete areas will require cleaning by using compressed air, vacuum equipment or wet-vac. Damaged areas of the concrete deck will require restoration with a 100% solids epoxy and sand for filling and leveling. Wood surfaces will require preparation by application of an approved primer to minimize absorption and aid in the polyurethane adhesion.

Following proper overspray protection, the roof will be coated with a sprayed polyurethane foam with a density of 2.8 pounds or greater, or an approved equal. The finished polyurethane foam surface texture shall be “smooth to orange-peel," free of voids or depression. “Verge of popcorn” texture is acceptable if it can be thoroughly and completely coated. The polyurethane foam will be terminated neatly at a minimum of 4 inches above the finish surface at any penetration.  Sprayed-in-place cants shall be applied to allow a smooth transition from horizontal to vertical surface.

The project will also require polyurethane roof coating application. The system will include a single component moisture cured polyurethane mastic aromatic base coat, and a single component moisture cured polyurethane mastic aliphatic finish coating. The total thickness shall average 36 dry millimeters with a minimum of 24 dry millimeters.

A material and labor warranty of 10 years on the roofing system is required. Inspection by a coating manufacturer’s representative may be required to verify the proper installation of the system.

The approved coating manufacturer is BASF and Atlas Supply.
