Reno Needed for Historic TN Cabins

The City of Brentwood Department of Community Relations is urging contractors to bid on restoration of the Ravenswood Cabins at the Ravenswood Plantation Mansion in Brentwood, Tennessee.

Located within Marcella Vivrette Smith Park, the mansion—built in 1825— is one of the three largest plantations in Williamson County. The plantation was named for James Hazzard Wilson II’s best man, Sam Houston, known to the Cherokee Indians as the “Raven." It was purchased in 1961 by Reese and Marcella Vivrette Smith, who oversaw restoration of the home. In 2010, the City of Brentwood purchased the property.

Scope of Work 

The approved contractor will oversee rehabilitation of both the East and West Cabins. The East Cabin will require exterior masonry repairs, door and roof repairs and painting of all exterior wood elements. The West Cabin will require exterior masonry repairs, door and roof repairs, repair of attic windows and painting of all exterior wood elements.

The project will include alternate items for interior restoration of the West Cabin involving removal and coating of the mantle, masonry repair, flooring replacement and interior repairs. Additional alternates for exterior masonry cleaning of both cabins and chimney flute restoration is also specified.

All surfaces will require surface preparation prior to coating application. Existing surfaces will be cleaned via patch, sanding and de-greasing as specified by the manufacturer of the existing substrates.

Exterior woodwork will receive a three-coat system, including an acrylic universal primer and two coats of an exterior semi-gloss acrylic latex system. For interior woodwork, the contractor will oversee the application of a three-coat system utilizing a seal grip acrylic universal primer and two coats of a satin alkyd enamel.

Ferrous metal surfaces will require coating with a three-coat system with an industrial enamel primer and two coats of gloss alkyd enamel finish.

The main house and detached kitchen at the Ravenswood Cabins have not been tested for lead paint or asbestos. Due to the age of the property, it is likely that lead paint exists. Regulatory requirements for abating lead paint and asbestos must be followed.

Owner-approved coating manufacturers include PPG and Sherwin-Williams.
