Contractors are being sought by the University of Hawaii to perform painting and general repairs of Diamond Head Stairwell and vestibule located the Biomedical Sciences Building located at the University of Hawaii Manoa Campus in Honolulu.
The University of Hawaii at Manoa was founded in 1907 as a land-grant college of agriculture and mechanic art under the Morrill Act. The college relocated to Manoa Valley in 1912 and has since grown to a ten-campus system.
Bids are due for this project by 2 p.m. April 11.
Scope of Work
Contractors will perform all operations and furnish all equipment necessary to perform rehabilitation as well as interior and exterior painting on the Diamond Head vestibule and stairwell.
Interior surfaces, including walls and ceilings, handrails, panels, doors and exposed steel conduits, will require surface preparation and coating. Exterior surfaces, including all new and existing doors, soffits, railing and stairs, and metal grilles or mesh, will be coated. Additional non-ferrous plated or factory-finished items such as accessories and appurtenances will also be coated. Stone masonry and masonry surfaces will require a water-repellent coating.

Before coating, all surfaces will require cleaning and surface preparation with a solution of tri-sodium phosphate and water. Ferrous and galvanized surfaces will be prepared via Power Tool Cleaning (SSPC-SP 3).
Exterior concrete, cement plaster and masonry surfaces will receive an acrylic finish system including an exterior concrete and masonry alkali-resistant primer and either an exterior acrylic finish coat, an exterior latex satin finish or a low-luster or semi-gloss finish coat. Exterior ferrous metal surfaces will require a two-coat rust-inhibitive primer followed by either an exterior acrylic latex gloss finish or a exterior latex satin coating followed by a final low-luster or semi-gloss finish coat. Zinc-coated exterior metal surfaces will entail coating with two finish coats over a galvanized metal primer. Aluminum exterior surfaces will receive an acrylic-enamel finish using two finish coats over a primer.
Interior concrete and masonry surfaces will require an interior concrete and masonry primer followed by either an interior acrylic finish coating or an interior latex semi-gloss, and a low-luster or semi-gloss final coating. Concrete unit masonry will require two finish coatings over a block filler. Wood and hardboard will require an interior wood primer for acrylic-enamel and semigloss alky-enamel finish; an interior acrylic enamel or pro industrial acrylic gloss intermediate; and a low, semi or full-gloss finish coating.
Interior ferrous metal surfaces will require an interior ferrous-metal primer, an option of either interior acrylic enamel intermediate, an acrylic semi-gloss intermediate or a pro industrial acrylic gloss intermediate and a finish coat with a low, semi or full gloss. Zinc-coated interior metal will require an interior zinc-coated metal primer, and either an interior acrylic enamel, acrylic semi-gloss, or pro industrial acrylic semi-gloss intermediate, followed by a final low-luster, semi or full-gloss finish.
The project will include exterior and interior joint sealant application for thermal and moisture protection. Exterior joints will receive a one-component polyurethane sealant. All horizontal traffic-bearing joints will receive a multi-component polyurethane sealant. Metal door frame and concrete joints will require a one-component, medium-modulus, high-strength, neutral-cure, silicone polymer sealant. Concealed construction joints will require an acoustical resilient, non-staining non-sag sealant intended for interiors.
Lead-based paint was not identified during inspection. However, low concentrations of lead by weight were detected in various coatings. Any untested coatings should be assumed to contain lead.
Owner-approved joint sealant manufacturers are Tremco, Pecora, Sika, Bostik and Sonneborn.
