The cost estimate for this project is $181,701. Bids are due by June 15.
Scope of Work
The work includes the removal, replacement and repair of delaminated or blemished stucco areas, in addition to applying synthetic stucco and acrylic finishes to specified exterior walls at the building. The awarded contractor is required to pressure wash all areas of exterior stucco to be resurfaced and remove any loose coatings or cement stucco.
Once all surfaces have been washed efficiently, the contractor is to arrange a pull-test to check that surfaces are in appropriate shape to be recoated. If removing the mesh from this test causes the basecoat and existing coatings to be pulled from the wall, the surface is not acceptable and must be repaired or replaced.
After the exterior walls, driveway walls and column surfaces have been prepared, the contractor is to apply an adhesive basecoat in addition to a reinforcing mesh that is to be spread on while the initial application is still wet. When the first coating application has dried, a prime coat may be painted over as to improve coverage and decrease the chance of efflorescence.
Finally, the contractor is to coat all specified surfaces with an acrylic stucco topcoat. The owner-approved stucco brand is Parex.
